Marx Okubo was engaged to perform a capital needs assessment for this 52-unit, garden-style cooperative apartment property originally constructed in the 1960s. During our evaluation, the Marx Okubo team identified water intrusion at the top of foundation walls in multiple locations resulting from poor drainage adjacent to the foundation in addition to deteriorated waterproofing. These conditions caused severe deterioration in wood sill plates at the top of the foundation walls, which can cause settlement in wood framing, uneven floors, and damage to facades.

The owner hired Marx Okubo to prepare repair documents to replace damaged wood framing and to restore a water-tight condition. Marx Okubo partnered with a contractor to conduct invasive probes to identify the extent of damage. After completing our investigation, Marx Okubo developed repair details to replace deteriorated wood framing and to install a new waterproofing system in isolated locations. The Marx Okubo engineer assigned to this project conducted a pre-installation meeting to review critical aspects of the repair and evaluated installation to verify conformance with the manufacturer’s installation requirements. Marx Okubo’s targeted approach allowed our client to minimize costs and disruption while effectively resolving a long-standing issue.

Water intrusion has not been reported since the repairs were completed.
